Garage Door Track Maintenance and Repair

Identify the problematic area:

With a closed garage door, conduct a detailed inspection of metal tracks. Try to find out the loose hardware along the length of each metal track. Check for the loose screws, bolts, or nuts on mounting brackets and springs respectively. If you have rolls up garage door with multiple sections, replace any damaged hinges and then tightened the loose mounting bracket. Roll-up garage doors are installed with vertical tracks which will also need to be inspected when it is opened.

If the hinges are loose but not damaged, the screw hole may become enlarged or stripped. It is good to replace the screw with a longer glued to a hollow fiber plug. You can buy this part from any reputed hardware store.  You can also use any high-quality filler or wood glue to fill the tiny cracks in the wood near the hinges. In case of major cracks, you may need to replace the wood and then re-attached the hinges and make the alignment of the tracks.

While examining the tracks of the garage door, keep an eye to find out the crimps and dents in the metal. The affected area can be easily leveled by using a rubber mallet or a hammer and a small clock of wood to be held on the back of the dent. In case the track is damaged badly which is beyond fixing, it is always good to replace it with a new one.

Garage door cleaning process:

Garage door tracks tend to accumulate dirt and grease over time, which can harden and cause several operational issues. Clean the tracks and rollers thoroughly with the help of a concentrated household cleaner. Don’t leave the tracks to air-dry, use a clean damp cloth to dry all the components completely. If your garage door is creating loud sounds, consider applying a light lubricant, silicone spray, or any good quality oil. It can be applied to rollers, pulleys, and tracks.

Garage door tracks alignment:

If the tracks become loose, your garage door will not run smoothly and quietly. To avoid further damages to the rollers and tracks, make necessary adjustments as soon as you notice a potential issue. A swing-up garage door has only horizontal tracks which should slightly slant down toward the back of your garage. There is no need to remove the mounting brackets completely, you can lose the bolts and screws and then gently tap the tracks back into their original position. A garage door that runs from vertical to horizontally mounted tracks needs more attention to make sure all the components aligned equally and accurately.
